Gas Safe engineer carrying out boiler checks in Preston

Landlord Gas Safety Certificates (CP12) in Preston — What You Need to Know

If you rent out a property with gas appliances anywhere in the Preston area, a gas safety certificate — the CP12 — isn't optional. Here's what landlords need to know, without the jargon.

What the law says

Every rented property with gas appliances must have a gas safety check carried out every 12 months by a Gas Safe registered engineer. You must give tenants a copy of the record within 28 days (or before they move in), and keep records for two years. No certificate means fines, invalidated insurance, and in serious cases prosecution.

What's checked

  • Every gas appliance — boiler, hob, fire, cooker — tested for safe operation
  • Flues and ventilation checked for safe clearance of combustion gases
  • Gas tightness test on the pipework
  • Safety devices working as they should

You get the official gas safety record for your files and your tenants.

Who can do it

Only a Gas Safe registered engineer — it's the legal requirement for anyone working on gas. We're registered under reg. 203011 (check us on the Gas Safe Register, or we'll show the ID card at the door) and we've worked with landlords in and around Preston for years, including multi-property portfolios where we handle the renewal dates so you don't have to.

While we're there

A CP12 visit is a good time for a boiler service — most manufacturer warranties require an annual one, and doing both in one visit saves you a second call-out.
