Frozen Condensate Pipe: The Cold-Snap Boiler Killer (and the 10-Minute Fix)
Every proper cold snap, the same thing happens across Preston: thousands of boilers shut down overnight, everyone wakes up freezing, and every plumber's phone melts. The culprit, more often than not, is one humble plastic pipe — and you can usually fix it yourself in ten minutes.
What the condensate pipe is
Modern condensing boilers produce slightly acidic water as a by-product, which drains away through a white or grey plastic pipe — usually running from the boiler, out through the wall, and down to an outside drain. In freezing weather, that trickle of water can freeze inside the pipe. The blockage backs up into the boiler, which shuts itself down for safety — typically with a gurgling noise and an error code.
How to tell it's the problem
- It's at or below freezing outside
- The boiler locked out overnight or early morning
- There's a gurgling sound from the boiler
- Your boiler's display shows a condensate-related fault code (check the manual — each brand differs)
The 10-minute fix
- Find the frozen section. It's almost always outside — usually the most exposed stretch or the bend at the bottom. It may feel noticeably colder or you can sometimes see frost.
- Pour warm — never boiling — water over the pipe, starting at the top and working down. Boiling water can crack the plastic (and refreezes into an ice sheet on the ground). A hot water bottle or heat wrap held on the pipe works too.
- Reset the boiler once the ice has cleared. It should fire up normally.
Stop it happening again
- Insulate the outside run with waterproof foam pipe lagging — the single best fix, cheap and ten minutes' work.
- During a freeze, running the heating low and continuous overnight keeps a steady warm trickle moving through the pipe.
- If it freezes every winter, the pipe may be too long, too narrow or badly routed outside — rerouting or upsizing it is a small job that ends the annual ritual. We can sort that in one visit.
Thawed it and the boiler still won't start?
Then it's likely something else — note the error code and call us on 07949 075721. We're local, Gas Safe registered (reg. 203011), and in cold snaps we prioritise homes with no heat. Our boiler-not-working checklist covers the other quick checks, or use the form below.
